      1. This wall is to be maintained by the home owner
      2. The homeowner grants permission to the HOA to do maintenance  on the wall
      3. The homeowner may not remove the wall without permission from the HOA board
      4. The homeowner needs approval from the HOA to paint the exterior of the wall.
      5. No Fencing maybe placed adjacent to the wall.
      6. Plantings and trees need to be keep trimmed off the wall.
      7. Any changes to the wall need to be approved by the HOA.
      8. If the wall is damaged you have 90 days to get it repaired.

    My experience has been that major repair of the outside wall takes a lot longer than 90 days. Insurance settlements are a major hold up. Extension s to the 90 days should be granted by the HOA upon reasonable request.

    That sounds like a good idea. I'm sure the committee will look at making that change for the next draft.

    In the past the interior of the wall was the homeowners responsibility, the outside painting and major repair, i.e. vehicular crash into wall, were the responsibility of the HOA. Is this going to change?

    These are confusing. Interior and exterior wall issues should be specifically defined for the homeowner and HOA. What are the consequences or recourse for not trimming plants and trees from wall? How is an unmet 90 day repair resolved?
